Description: Summary The Maintenance Supervisor will oversee the technical operations of properties repair and maintenance including all grounds and maintenance for treatment sites, leased and owned office locations, and fleet vehicles.
The Maintenance Supervisor will collaborate with the Sr.
Director of Properties to ensure that all technical components of project plans, KPI, budgets, and facility operations meet identified objectives.
Other related duties may be assigned.
Principal Duties and Responsibilities Specific duties and responsibilities: Property Management Ensure maintenance/grounds personnel perform all building and grounds operations with a focus on quality, health, and safety.
Coordinate routine and special maintenance projects according to written plans for preventive maintenance (including equipment, replacements, renovations) and new projects Collaborate with the Properties Administrative Coordinator for scheduling, assignments for and receiving progress updates from maintenance/grounds personnel.
Assure that the quality of all work completed by maintenance/grounds personnel or assigned subcontractors meets all regulatory and accreditation standards (The Joint Commission, NFPA, NC Building Codes & Standards) Coordinate with the Sr.
Director of Properties (GC over new and renovation projects), to ensure that technical components of design, budget, and project/work plan development, are comprehensive and achievable.
Maintain technical operations with the annual budget and spending policy.
Contribute to the development of the annual budget by providing input on inventory and personnel resources to accomplish annual projects and maintenance.
Ensure communication with the full Properties team on project progress including review of KPI dashboard.
Transportation Maintain a vehicle fleet that meets the vehicle quantity, quality and safety needs of the agency.
Contribute to the development and improvement of transportation policies related to agency vehicles, with specific emphasis on safety, maintenance, repair, and appropriate use and care by agency personnel.
Supervision and Administration Responsible for coaching, development, supervision and evaluation of maintenance and grounds personnel Accountable for overall direction, coordination, and evaluation of employees working in coordination with the Properties Assistant to ensure daily assignments, ticket management and project completion.
Carries out supervisory and administrative responsibilities in accordance with the organization’s policies and procedures and applicable laws.
Supervision responsibilities: The Maintenance Supervisor supervises the following roles: Maintenance and Grounds staff and provides input on the evaluation of the Properties Administrative Coordinator.
Core Competency: Supervisors Supervisor’s will complete 100% of direct report’s evaluations on time (within 30 days of the effective date of evaluation) and will have no old evaluations outstanding to meet expectations.
Supervisors that supervise second level reports will also need to have 85% of any indirect reports completed on time to meet expectations.
Measurement: Review of evaluations due during the review period and whether they were completed on time.

Requirements: Education and Experience Requirements Bachelor’s degree is preferred; five to ten years related experience and/or training; or equivalent combination of education and experience is required.
Preferred experience inclusive of construction; electrical, plumbing, HVAC, framing Certification and license a strength but not required Three to five years of property management experience is required Previous involvement with organizational boards or committees is preferred Ability to utilize complex computer operations (relational databases and operating systems) and advanced features of software packages (word processing, spreadsheet, graphics, etc.
) Must have a valid North Carolina’s Driver’s license and able to travel throughout our service area Must submit to and pass pre-employment drug screening, criminal records check and DMV/MVR checks.

Physical functions which are considered essential to the satisfactory performance of the job include the following: reading, typing, writing, speaking, and using the telephone and computer.
Employee must be able to operate a vehicle for job duties, and keep a valid NC drivers license with insurance.
Duties may be performed indoors, outdoors, or in varying home and office environments.
There is moderate noise.
The employee is exposed to extreme weather conditions, toxic fumes, and/or airborne particles.
The employee must occasionally travel to different locations in the course of work.
